We will absolutely come to you. Again this is what we do most often. We build in subdivisions or individual parcels of property.
It depends…. Some neighborhoods require buyers to use a builder team member. We are on quite a few of these teams, so give us a call so that we can verify this for you. We will also seek out membership on a builder team if possible.
We will be glad to work with you in the process of finding land. If one of our neighborhoods doesn’t suit your needs we will help you find a parcel that is right for you.
BUILDER
YES, YES, and YES!!!! Over the years we have received many requests for basement homes. We have partnered with Superior Walls Systems to provide custom construction on basement home foundations. Please contact us for more information or to see a home that we have built with a finished or unfinished basement.
That is a good question that we often receive. The answer is that there is no real good answer in custom construction. We do not offer a price “per square foot”. Each home is unique in its finishes and this affects the ratio of cost and square footage. Of course you can always do this math once we have given you a price to build your home, and we encourage this if this number is informative to you. We are very confident that our prices are competitive so we agree that it is a good practice for any prospective home buyer to check up on the reputation of a builder in regards to their quality and pricing. Our recommendation is that you settle on a home that suits your needs at a price that is comfortable for your budget.
NO. We are not a product style builder. Every home we build, including our line, is unique and has custom features. We have developed a small product line over the years for our custom home buyers who do not wish to go through the design or plan selection process. Most of our custom home projects are floor plans owners bring to us. However, you are welcome to these plans.

We are a member of the Columbia Green Building Council and we are implementing new “Green” technology all of the time. We are not certifying or verifying our homes at this time. These are programs that “rate” the home and many of the programs are changing rapidly. Just because you do not subscribe to a particular program does not mean you can't use some of the efficient technologies. We have been using some of these for awhile now, such as in-line water heating, “low-e” windows, foam insulation, and basement construction. These are just a few examples of ways we can reduce your home energy needs and costs.
SELECTIONS/FINISHES:
Yes, all of them. This can be the most enjoyable part of the building process. It can also be the most daunting. DON’T WORRY!! We have great vendors at every turn that can assist you and also provide you with professional design help. Our designer is a local award winning interior decorator. You can do as little or as much as you want during this process.
REALTORS:
It depends. If you are coming to us through a realtor that represents you or an agent that represents us, then yes there will be a commission that we pay at the completion of the product that goes directly to the agent or the agents firm. We do not attempt to avoid paying commissions to any agent that is due a commission. However, if you contact us directly and are planning to build on a parcel that is not subject to a commission, then none is paid. We also make no attempt to hide these fees. If we price a home for you, the commission is like any other line item and you ultimately are paying it along with the rest of the process. We fully acknowledge that you are paying for the entire project, which is one reason why we give such excellent custom service…YOU are the customer.
Yes and no. We are represented by many fine agents in the subdivisions that have a builder team membership. These folks do a great job for us and our buyers and we are grateful for the work that they do. Again if you come to us directly about a project that is not subject to an agent or commission agreement then there will not be an agent involved. As with any contract that we enter into, the arrangement of payment is handled through an attorney’s office and/or a banking entity. This process makes for a smooth transfer of funding and offers protection to the buyer and us.
PLANS:
Absolutely. Our architect can modify the foundation plan to accommodate a basement. This could be a cost efficient way to add square footage and value to your home.
Many people search the internet or contact a local architect. We do both as well. If you choose to purchase a plan off of the internet make sure it comes with a user license as most of this is copyrighted information. It is typically slightly more costly to use an architect. We have a very strong relationship with a local architect that we highly recommend.
Absolutely! Our plans are drawn by a local architect and can be modified to suit your needs.
Yes! That is what we do most often. As long as you own the plans or have a license from the architect, we will be glad to build your custom floor plan.
